Reservations

To validate a reservation, our customers must send proof of payment and the following information:

Full name

Date of birth

ID number or passport number

CPF

Address/Neighborhood/City/Zip code

Phone number

Email

Time of arrival at the property/flight number (if by air)

Time of departure from the property

Name and details of other guests (if any);

Payment methods, reservations, rentals and deposits

To reserve one of our Premium Accommodations, we require a reservation confirmation deposit equivalent to 50% of the total daily rate and payment can be made via PIX or credit card through a payment link.

The remaining amount (50%) must be paid up to 7 days before check-in (entry into the accommodation) also via PIX or credit card through a payment link. PIX code (email): quintatresmariasbook@gmail.com

In order to identify your payment and validate your reservation, we need you to send proof of payment via email to: quintatresmariasbook@gmail.com

Your reservation will be validated from the moment the QUINTA TRÊS MARIAS reservations department sends you a confirmation email.

If, for any reason beyond our management's control, the rented property is no longer available, we offer our customers the choice of a similar property or a full refund of all amounts paid.

Check-in

Check-in time: 2:00 p.m. to 11:00 p.m.

Important - Please inform us of your arrival time, flight details, contact number (cell phone and/or WhatsApp) and additional information so that we can efficiently check you in and assist you with any additional arrangements that may be necessary.

In the QUINTA TRÊS MARIAS check-in process, guests must send a WhatsApp message or email (quintatresmariasbook@gmail.com) in advance to our check-in department (available 24/7), +55 85 8109-2207, up to thirty minutes before their arrival at the property. After receiving the message, one of our employees will wait for the guest at the entrance of the reserved accommodation.

If the guest arrives before our official check-in time of 2:00 p.m., they can leave their luggage at the office during our opening hours. If the accommodation is available and the guest wishes to be guaranteed an early check-in, a change between 6:00 a.m. and 2:00 p.m. can be arranged for a fee of 50% of the daily rent. This amount must be paid in advance.

For check-ins between 10:00 p.m. and 6:00 a.m., the daily rate equivalent to the previous day must be paid.

Check-out

Check-out time: 00:00 a.m. to 10:00 a.m.

A QUINTA TRÊS MARIAS employee will meet the guest at their accommodation (the time will be scheduled in advance) to inspect the property and receive the keys.

After checking out, the guest may store their luggage in our office during opening hours. If the apartment is available and the guest wishes to leave only between 10:00 a.m. and 6:00 p.m., we require a late check-out fee of 50% of the daily rent. This amount must be paid at check-in.

Cancellation and changes to reservations

In case of cancellation or no-show, the amounts paid will not be refunded. There will be no refund of daily rates or deposits if the guest decides to leave the accommodation before the deadline. Changes to reservation dates will only be permitted upon written confirmation from QUINTA TRÊS MARIAS.

QUINTA TRÊS MARIAS has the right to immediately terminate the accommodation contract, without any refund of amounts paid by the guest, if one of the following factors occurs:

- The total number of occupants exceeds the maximum defined on our website

- Disturbance of the peace of the neighborhood and/or violation of the rules of the QUINTA TRÊS MARIAS COMPLEX

- Organization of parties

- Consumption of illicit drugs

- Presence of animals without our written permission

- Failure to make full payment

If the reserved accommodation has an internet connection or cable TV, QUINTA TRÊS MARIAS assumes no responsibility for any connectivity problems or inconveniences resulting from these. The same applies to electricity services (e.g. "blackouts"), since these are provided by companies over which we have no control and in these cases there will be no refund of payments made.

Responsibilities and obligations of our guests
