QUINTA TRÊS MARIAS

Reservations

To validate a reservation, our clients must send proof of payment and the following information:

Full name

Date of birth

ID number or passport number

CPF (Brazilian tax ID)

Address/Neighborhood/City/Zip code

Phone number

Email address

Check-in time / Flight number (if by air)

Check-out time

Names and details of other guests (if any);

Payment methods, reservations, rental and security deposit

To reserve one of our Premium Accommodations, we require a reservation confirmation deposit equivalent to 25% of the total daily rate, and payment can be made via PIX or credit card through a payment link.

The remaining amount (75%) must be paid up to 7 days before check-in, also via PIX or credit card through a payment link.

To identify your payment and validate your reservation, we need you to send proof of payment via email to: quintatresmariasbook@gmail.com

Your reservation will be validated once the QUINTA TRÊS MARIAS reservations department sends you a confirmation email.

If, for any reason beyond our control, the rented property becomes unavailable, we offer our clients the choice of a similar property or a full refund of all amounts paid.

Check-in

Check-in Time: 3:00 PM to 11:00 PM

Important - Please inform us of your arrival time, flight details, contact number (mobile and/or WhatsApp), and any additional information so that we can efficiently check you in and assist you with any necessary arrangements.

For the QUINTA TRÊS MARIAS check-in process, guests must send a WhatsApp message or email (quintatresmariasbook@gmail.com) to our check-in department (available 24/7), +55 85 8109-2207, up to thirty minutes before their arrival at the property. After receiving the message, one of our staff members will wait for the guest at the entrance of the reserved accommodation.

If the guest arrives before our official check-in time (3:00 PM), they may leave their luggage at the office during our operating hours. If the accommodation is available and the guest wishes to guarantee the possibility of an earlier check-in, a change between 6:00 AM and 3:00 PM can be arranged for a fee of 50% of the daily rental. This amount must be paid in advance.

For check-ins between 11:00 PM and 6:00 AM, the equivalent daily rate for the previous day must be paid.

Check-out

Check-out time: 12:00 AM to 12:00 PM

A QUINTA TRÊS MARIAS employee will meet the guest at their accommodation (the time will be scheduled in advance) to inspect the property and receive the keys.

After checking out, the client may store their luggage in our office during business hours. If the apartment is available and the client wishes to check out only between 10:00 AM and 6:00 PM, a late check-out fee of 50% of the daily rental will be required. This amount must be paid upon arrival (check-in).

Cancellation and reservation changes

In case of cancellation or no-show, the amounts paid will not be refunded. There will be no refund of daily rates or deposit if the guest decides to leave the accommodation before the agreed date. Changes to reservation dates will only be permitted upon written confirmation from QUINTA TRÊS MARIAS.

QUINTA TRÊS MARIAS reserves the right to immediately terminate the stay contract, without any refund of amounts paid by the guest, if any of the following occurs:

- The total number of occupants exceeds the maximum defined on our website

- Disturbance of the peace of the neighborhood and/or violation of the rules of the QUINTA TRÊS MARIAS COMPLEX

- Organization of parties

- Consumption of illicit drugs

- Presence of animals without our written permission

- Failure to pay in full

If the reserved accommodation has internet or cable TV connection, QUINTA TRÊS MARIAS assumes no responsibility for any connectivity problems or inconveniences resulting from these. The same applies to electricity services (e.g., "blackouts"), since these are provided by companies over which we have no control and in these cases there will be no refund of payments made.
